Executive Summary (General Business): Riverland Associates IV, LLLP, Owners, has requested the proposed preliminary and final plat application to provide 116 single-family lots, open space tracts, private roads, and water management tracts within the Riverland DRI.

Presentation Information: Staff will be available to answer any questions.

Staff Recommendation: Move that the Council approve the preliminary and final subdivision plat with construction plans with the following conditions:

1. The plat will not be recorded until a bond in a form reviewed and approved by the City Attorney' s Office is received by Public Works Department and a revised mylar is received and reviewed by staff and the City Attorney's office.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the subdivision plat.
2. Move that the Council not approve the subdivision plat and provide staff direction.

Background: The Site Plan Review Committee recommended approval of the preliminary and final subdivision plat with construction plans at the November 8, 2023, meeting.

Issues/Analysis: The project has been reviewed for compliance with Chapter 160, City Code and the Riverland/Kennedy DRI regarding the provision of adequate public facilities and found to be in compliance.

Location of Project: The property is generally located on the north side of SW Midnight Stream Boulevard, west of SW Riverland Boulevard.
