Executive Summary (General Business): The applicant, StoryBook Development Services, LLC, is requesting approval of a conceptual plan for a 1.41-acre site. The proposed conceptual plan includes a single-story, 10,400 square-foot commercial building. The Planning and Zoning Board approved a Landscape Modification Request to provide enhanced landscaping in lieu of a wall at their June 2, 2026 meeting with the condition that an additional tier of hedges be added along the western portion of the property from the building to the architectural buffer wall, to enhance the screening.

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Council approve the conceptual plan as recommended by the Planning and Zoning Board at their June 2, 2026, meeting.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the conceptual plan with modifications.
2. Move that the Council deny the conceptual plan.

Background: A conceptual plan was approved when this property was rezoned in 2006 via Ordinance 06-095 (P05-499), which included a 11,677 square foot, 2-story office and retail building and a 1, 847 square foot single-family residence.
