Executive Summary (General Business): The applicant, Connor Kennedy, Haley Ward, Inc., acting as the agent for the property owner, Tri-County Realty Holdings, LLC, is requesting approval for the rezoning of two (2) parcels totaling 0.46 acres from General Commercial (CG) to Service Commercial (CS) zoning district to better align with the existing use which is currently a towing business. The subject property is located East of SW Biltmore Street and South of Swan Avenue. The properties have assigned addresses of 801 and 817 SW Biltmore Street.
Presentation Information: Staff will provide a presentation.
Staff Recommendation: Move that the Council approve the rezoning as recommended by the Planning and Zoning Board.
Alternate Recommendations:
1. Move that the Council deny the rezoning and provide staff with direction.
Background: The Planning and Zoning Board recommended approval at their August 5th, 2025, meeting.
Issues/Analysis: The proposed rezoning is consistent with Policy 1.1.4.13 in which the Service Commercial (CS) Zoning District is listed as a compatible zoning district under the Service Commercial (CS) future land use classification.
