Executive Summary (General Business): Mattamy Palm Beach, LLC has applied for final subdivision plat approval with construction plans for a project known as Cadence Phase B1. This final subdivision plat is for 113 townhome lots.

Presentation Information: Staff may provide a short presentation.

Staff Recommendation: Move that the Council adopt the resolution approving the final subdivision plat with construction plans as recommended by the Site Plan Review Committee.

Alternate Recommendations:
1. Move that the Council amend the recommendation and adopt the resolution approving the final subdivision plat.
2. Move that the Council not approve and provide staff direction.

Background: A preliminary plat with construction plans for Western Grove WG5 - Cadence was approved by the City Council on April 26, 2021 (Res. 21-R49). The preliminary plat created the Cadence subdivision which is to be located in the northwest quadrant of the future intersection of Tradition Parkway and N/S A in the area referred to as Western Grove 5A (WG 5A). Cadence is planned as a gated residential subdivision consisting of 439 residential lots within three tracts for future development, four stormwater tracts, open space tracts, a private right-of-way tract, and an amenity center tract.

The Site Plan Review Committee recommended approval of the proposed final subdivision plat at the May 11, 2022 Site Plan Review Committee meeting.
