Executive Summary (General Business): Staff would like to amend Condition 1.b) of the Seville 6B Phase 1 Plat, approved on October 28, 2024, to allow for the dedication to occur at the time of replating of property boarding this Tract O-16. This will avoid additional plat submittals and reviews associated with those submittals.

Staff Recommendation: Move that the Council approve the revised condition 1.b) to state: Dedicate the corner clip on the southeast corner of the Tradition Parkway and Range Line Road intersection within Tract O-16 at the time of platting for the property boarding Tract O-16 referenced on the Seville 6B, Phase 1 Plat.

Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the modified condition.
2. Move that the Council not approve and provide staff direction.

Background: Condition 1.b) of the Seville 6B Phase 1 approval on October 28, 2024, required that a replat be completed within sixty (60) days for Tract O-16 in order to facilitate conveyance and dedicate a corner clip needed for a future traffic signal at the southeast corner of Tradition Parkway and Range Line Road. This development will need to replat this area during their Seville 6B Phase 2 plat to add lots for development. In the interest of avoiding additional plat submittals and reviews for resubmittals, staff desires to revise the condition to allow for the dedication to occur at the time of replating the property boarding this Tract O-16.
