Location: The subject property is generally located west of Interstate 95, east of south SW Village Parkway, and between Marshall Parkway and Hegener Drive.
Legal description: The legal description is Lots 1,2 3, WMT-1, WMT-2, and WMT-3, Southern Grove Plat No. 45 and Tract 7 and WMT-1, Southern Grove Plat No. 47.
This is a request to amend the MPUD document and concept plan for Legacy Park North at Southern Grove MPUD.

Executive Summary: The City has received an application from Costco Wholesale Corporation to add Member-based wholesale warehouse retail store 100,000 square feet or greater for sale of goods and services as a permitted use in the Mixed Commercial Area, to revise the maximum mounting height for outdoor lighting fixtures to forty (40) feet above grade or pavement, to update development standards within the MPUD, and other miscellaneous changes.
Presentation Information: Staff will provide a presentation.
Staff Recommendation: Move that the Board approve the proposed amendment as recommended by the Site Plan Review Committee.
Alternate Recommendations:
1. Move that the Board amend the recommendation and approve the proposed amendment
2. Move that the Board not approve the amendment and provide directions.
Background: The Site Plan Review Committee recommended approval of the proposed amendment at the May 13, 2026, Site Plan Review Committee meeting.
