Executive Summary (General Business): This application is a request for approval of a major site plan for a cold storage warehouse in the Legacy Park area of Southern Grove. The proposed project is a 378,521 square foot temperature-controlled warehouse with 5,225 square feet of ancillary office space truck parking, truck loading docks, and employee parking area. The proposed building will have a maximum height of seventy-eight (78) feet.
Presentation Information: Staff may provide a short presentation.
Staff Recommendation: Move that the Council approve the site plan as recommended by the Site Plan Review Committee.
Alternate Recommendations:
1. Move that the Council amend the recommendation and approve the site plan.
2. Move that the Council not approve the site plan and provide staff direction.
Background: The Site Plan Review Committee recommended approval of the site plan at their meeting of August 9, 2023.
Issues/Analysis: The property is immediately south of the extension of SW Hegener Drive east of SW Anthony F. Sansone Sr Boulevard. The Costco distribution facility is located on the north side Hegener Drive from the proposed site plan. The site plan depicts two driveways. A southern driveway along SW Anthony F. Sansone Sr Boulevard and a northern driveway at the eastern terminus of SW Hegener Drive.
