Executive Summary (General Business): The Applicant, Cotleur & Hearing, LLC, is requesting to rezone 13.244 acres from Planned Unit Development (PUD) to Institutional (I) and 1.507 acres of designated wetlands from PUD to OSC based on the FLU-zoning compatibility in the Comprehensive Plan. The property address for the two parcels is noted as NW Helmsdale Way and generally located on the north side of NW St. James Blvd and west of NW St. James Drive. The proposed future land use designation is Institutional (I) for 13.244 acres, updated from Residential-Office-Institutional (ROI), and Open Space Preservation for 1.507 acres (designated wetlands).

Presentation Information: Staff will provide a presentation.

Staff Recommendation: Move that the Council approve the rezoning as recommended by the Planning and Zoning Board.

Alternate Recommendation: Move that the Council not approve and provide staff direction.

Background: The Planning and Zoning Board recommended approval of the rezoning at its April 2, 2024, meeting.
